Llana members consulted on new rental arrangements following agreements covering almost 450 properties
Property companies holding interests at the Llana resort in Cape Verde are consulting members about negotiating new rental arrangements with The Resort Group Plc, building on agreements covering almost 450 properties across Llana and Dunas over the past two years.
According to TRG Founder Memberships Holdings, 67 members representing 46 Llana properties have requested access to similar terms. The Resort Group has indicated informally that it would consider agreements for these additional properties, with member authority now being sought through the consultation process.
The existing arrangements combine fixed monthly rental income with terms exceeding 20 years, the removal of Beach Resort Management fee obligations and professionally informed rent reviews every five years. They also provide for investment reserved for property improvements where commercially justified.
More than 40 general meetings have been called for March 2026. Members will be able to support or oppose the proposed resolution, request attendance by conference call or authorise directors to exercise their discretion. Those holding memberships in several companies can indicate that their response should apply across their holdings.
The consultation seeks permission to negotiate and agree terms; it does not constitute a completed agreement for the additional Llana properties.
Lisa Kellett, Chief of Staff for The Resort Group Plc, said:
“Listening to property members is an important part of developing rental arrangements that can support the resorts over the long term. This consultation gives members an opportunity to express their views and enables their directors to explore the available options.
“Our focus is on constructive dialogue, clear communication and arrangements that bring together rental income, property management and the continued improvement of the guest experience.”
The Llana discussions follow a substantial programme at Dunas. In September 2025, The Resort Group’s property-owner service, Sua Casa, announced upgraded rental agreements for 310 Dunas properties, providing monthly income from August 2025 and removing owners’ obligations to pay Beach Resort Management fees.
That announcement also explained the operational reasons for the changes. Some properties had attracted limited tour-operator demand, with certain accommodation effectively unused during the summer. The on-site management team consequently began a refurbishment and rebranding programme intended to improve demand, alongside the revised rental agreements.
Sua Casa reported that the first income under those arrangements had already been paid to the directors of the companies holding the property interests, with onward distributions to fractional owners expected subsequently. This distinction recognises the separate stages between resort payments and members receiving distributions.
For the additional Llana properties, the next step will be member consideration of the proposals and, where authorised, negotiations between their company directors and The Resort Group. Members receiving invitations should review the information supplied for their own company and submit their preferences through the designated consultation process.
